New Service for Hawaii Timeshare Owners with Unfunded Trusts

Asset Transfer by Trust is a Two Step Process.

First, assets are transferred into the trust while the person is living.

Second, when the person dies assets are transferred from the trust to persons who are living as directed in the trust.

Timeshare owners who have a trust but have not completed the transfer of assets into the trust will not avoid probate. The trust is in reality a glorified Will.

Deed and record will prepare a quit claim deed to fund for living trusts, prepare and file required transfer tax exemptions and record the deed with the proper county recorder.

Why a Quit Claim Deed?

A quit claim deed does not contain any implied warranties. The owner who “quit claims” real estate simple conveys whatever ownership interest he or she has along with any debt or loans secured by the property. The quit claim owner makes no promises and the property is taken “as is.” A quit claim is the easiest and cheapest way to transfer vacation ownership to a trust.

Why Record the Timeshare Deed?

The timeshare deed must be made part of the public record so the world knows there has been a change of ownership. The deed must be recorded with Hawaii’s Bureau of Conveyances.

Hawaii’s Recording System

Hawaii is the only state in the nation with a single statewide recording office. There are two systems of recording in the State of Hawaii, the “Land Court” and the “Regular System.” The Regular System basically serves to give “notice” that something is on record. The Regular System is similar to the recording by county found in the other states. The Land Court issues certificate of titles to owners of land. Ownership in Land Court is guaranteed by the State of Hawaii.

Documents are recorded either in the Land Court system, Regular system or both, depending on which system the land was originally recorded. When recorded in both land systems, documents are said to be recorded in the “Double” system.

Decertification of Timeshares out of Land Court

As of July 1, 2011, the Land Court will not accept any document affecting timeshare ownership. All timeshares are to be recorded in the Regular System with the Bureau of Conveyances. The Land Court deregisters timeshares certificates as they are presented for either change in title or for change in ownership.

Timeshares recorded in the Land Court must be deregistered at time of transfer into a trust. Deed and Record prepares the decertification sheet to accompany the trust transfer deed.

Make it “Legal”

A properly prepared quit claim deed must have a legal description so the Bureau of Conveyances can add the deed to the public chain of title. The Bureau will not accept a quit claim deed without a legal description.

The Audio Publishers Association (APA) has announced nominations for its 2011 Audies® competition, the only awards program in the United States devoted entirely to honoring spoken word entertainment. Winners will be announced at the Audies Gala on May 24, 2011, at The TimesCenter in New York City. Bestselling author Adriana Trigiani will emcee the event.

Breaking last year’s record with over 1,100 titles entered, the competition thrived in 2011, a clear indicator of the strength of the audiobook industry. New to the competition in 2011 is the special Judges’ Award: Paranormal. Established to recognize excellence in the creation of an audiobook in the increasingly popular genre of paranormal (abridged or unabridged, single or multi-voiced), the award will be selected based on excellence in production, engineering and mix, compelling presentation and overall design.

“The audiobook industry ups the ante again this year with the most outstanding productions,” said Janet Benson, APA President. “Our competition continues to grow, and luckily our judges embrace the challenge of vetting the great range and quality of audiobooks made this year.”

Trigiani is beloved by millions of readers around the world for her bestselling novels including the Big Stone Gap series, Lucia, Lucia and Very Valentine, as well as the non-fiction Don’t Sing at the Table: Life Lessons from My Grandmothers. She has written the big screen adaptation of Big Stone Gap, which she will also direct, and film versions of Very Valentine and Lucia, Lucia are in the works.

Finalists for Distinguished Achievement in Production and Audiobook of the Year, the Audies’ most prestigious awards, will be announced in the spring. The Distinguished Achievement in Production award honors an audiobook that demonstrates excellence in all areas of production. The Audiobook of the Year award recognizes an audiobook that, through quality, innovation, marketing and sales, has had a significant impact on the industry. Perhaps Mexico will be drawn into the global conflict after all. I know this was just a small guerrilla group, but Leftists and Islamists have been forming alliances, God knows why. For instance, Ahmadinejad and Chavez. And bin Laden’s recent literary efforts show that he is courting the Left.
So, the situation is likely to get worse as the global conflict heats up, I’m sorry to say.

C. Establishment clause and free exercise clause. This means that government (1) can’t establish an official religion for the country and (2) can’t make any laws that affect the free exercise of religion.

There is a religious tests clause in the Constitution itself, saying that there can be no religious tests to hold office, meaning that you can’t be excluded from holding office if you belong to, or don’t belong to, any particular religion.

Millions of workers now must apply to the DHS and prove they are not terrorists in order to be granted permission by the government to work. On the Alex Jones Show today, a caller pointed to information posted on a union website for ironworkers spelling out details on the Department of Homeland Security’s TWIC and SWAC programs. TWIC is short for Transportation Worker Identification Credential and SWAC stands for Secure Worker Access Consortium. TWIC “is a biometric credential that ensures only vetted workers are eligible to enter a secure construction site, unescorted,” Ironworkers Local 361 in Ozone Park, New York, explains. “Before issuing a TWIC, TSA must conduct a security threat assessment on the TWIC applicant. An applicant who, as a result of the assessment, is determined to not pose a security threat, will be issued a TWIC card.” In other words, construction workers in New York will need permission from the TSA and DHS in order to practice their profession and earn a living. It was much the same in the former Soviet Union and authoritarian states such as China where the government determines all aspects of an individual’s life and where even the mildly rebellious are severely punished. Indian Army Air Defence

The Army possesses one of the largest array of medium and short-range air defence systems of any army in Asia and acts as a powerful deterrent to any enemy attack aircraft. These are complemented by a number of mobile point-defence missile regiments with SA-8b and SA-13 SAM units. i am in high school and have to do research on what obama do for health care and national security. and help? i have to turn it all in by tommorow. please help. and if you know anything on what mccain will do on health care and national security. please let me know.

Basically in a nutshell, Obama will make it all socialized, boost the cost to the taxpayers and reduce the competency and efficiency. Patients will have long waits for routine procedures like getting a gall bladder out, like in Canada and Europe. You won’t be able to choose your doctors or see a specialist if you want. You’ll have to do more paperwork for government permissions to access specialty, expensive or unusual healthcare.

Your best bet is don’t smoke or do drugs, exercise regularly and don’t do screen activities to the point of getting overweight. If something hurts, stop doing it, stock up on over the counter remedies, and

oh yeah, stay in school and get an education before you have kids
to take care of.
